The proliferation of urban agglomerations, the passivity of Russian lawmakers in regulating the redevelopment, attests to the relevance of the chosen research problems combined with a special vulnerability, high capital intensity, a long period of implementation, territorial attachment of investment and construction projects. Redevelopment as management technology allows to increase the dynamism and flexibility of management of commercial real estate objects, their economic and social efficiency in order to ensure the necessary level of profitability and quality of project implementation in accordance with the general principles of development of territories. The article is devoted to the Russian experience of implementing redevelopment projects in the context of the so-called "majority" principle, which provides for an assessment of the possibilities for reaching a compromise with the majority of owners, owners and users of commercial real estate objects, taking into account the town planning plans and the general concept of development of the urban territories on which they are located. The main functional directions of redevelopment of industrial facilities and zones in Russia are determined.
