Abstract:

The article presents the results of a study of the use of strategies for innovative development of energy, resource-efficient residential real estate on the basis of recycling technologies of construction industry waste. The main problematic aspects of the reproduction of residential real estate, a wide range of problematic issues caused by the growth of industrial waste, including the type of activity "Construction" are analyzed. The model of stability of the system "object-habitat" on the basis of synergetic innovative strategy of development of energy-efficient objects of eco-real estate with the use of recycling of construction industry. The article is of practical importance for researchers in the field of sustainable development of residential real estate, graduate students, masters.


Highlights:

 the main directions of reproduction housing to real estate in Russia in the crisis of the socio-economic conditions require consideration of the deterioration of housing stock due to low rate to replace the retiring space, as well as sustainable growth trends the amount of waste the construction industry;
 the crisis processes in the economy have a negative impact on the Russian investment and construction complex, which is confirmed by the fall in the rate of residential areas introduction over the past three years and threatens the implementation of the priority state task of providing citizens with affordable housing;
 in the conditions of advanced growth of energy prices, the amount of energy consumed becomes the main price-forming factor determining the high cost of housing, which determines the dominance of the approach for assessing the efficiency of projects in terms of energy consumption at all stages of the life cycle, including the disposal of building elements after the end of their service life;
 one of the ways to reduce energy costs in the reproduction of real estate is the optimal design and selection of materials, with a strict analysis of the effectiveness of decisions at all stages of use of the material;
 the existing experience of renovation allows us to speak about the short-term active growth of construction waste and the need to manage this process in order to prevent the regression of the environment;
 innovative recycling technology should be focused on solving two global problems: economic benefits from the use of resources and the elimination of environmental pollution.
