The relevance of the chosen topic is predetermined by the fact that sustainable development of the region is a major topic affecting various aspects of human life, which involves three main components, namely, ecology, economy and social development. Sustainable development is affected by various factors, including the rational use of land resources. In this regard, the author refers to the topic of rational and effective use of agricultural land, as these lands are one of the main sources of food and food security. However, the simple maximization of performance indicators can lead to land degradation. Therefore, the article deals with the introduction of criteria for efficient use of land in agriculture. We suggest methodical approach to the assessment of potential of arable lands regulating effective use of the land.
