It is very important to ensure economic efficiency of major repairs to multifamily residential buildings because high efficiency results in substantial cost savings for owners and the country's budget, it also allows to extend the time between regular repairs, to create comfortable conditions for comfortable life of Russian citizens. The article suggests approaches to increasing economic efficiency of provided major repair services to multifamily residential buildings based on "Natural experiment". We propose calculation of economically justified tariff taking into account defects, using innovative building materials of local natural raw materials, and based on network planning. We’ve made tariff calculation using the software resource of AIS "GISMRB". The materials of the article can be used for the creation of programs for major repairs to MRB, all parties concerned involved in the management of major repairs to common property of apartment buildings.
