The monograph is devoted to the issues of residential real estate management as a system of meeting housing needs. The paper considers the concept of «housing need» from the point of view of the system approach. We describe the processes of formation and satisfaction of housing needs in market conditions. We have analyzed the development trends in housing construction and living conditions of the population of the Russian Federation. We also cited international comparisons. The paper points out the factors influencing satisfaction with housing conditions. We describe the characteristics of consumers of different types of housing, and determine the degree of their influence on the comfort of the facility. Much attention is given to the study of methodological approaches to the residential real estate management. We advance arguments in development of methodology for differentiating residential real estate. As a result of the analysis, we have formed a system of criteria characterizing consumer properties and requirements for residential real estate objects. On its basis it is possible to obtain an integral assessment of the comfort of each allocated level. We have developped the main provisions of the methodology for assessing the comfort and classification of residential real estate. We suggest the main stages of the implementation of the methodology and the algorithm for assessing the comfort of objects. We expose the approbation of the results of the application of the method of differentiation of residential objects. The monograph is intended for experts engaged in the study of the real estate market, employees of regional governing bodies, for researchers, teachers and students of universities
