Abstract:

The article considers the conceptual basis of the ecosystem approach to the development of residential real estate objects at all stages of their life cycle. The analysis of the specifics of the construction of "green" building projects at the territorial and regional level has been conducted. The innovative structural conceptual model of the realization of such projects from the standpoint of economic efficiency of the life cycle has been offered. The model of organizational and economic system (OES) for the construction of eco-buildings, which allows to take into account the entire set of indicators for the implementation of investment-construction eco sustainable projects (the OES productivity, the organizational and economic reliability of the in-line construction, the effectiveness of capital investments), has been developed.


Highlights:

► nowadays in Russia only some examples of the implementation of ecosystem approach to the residential real estate construction by the domestic developers can be highlighted
► the idea of innovation and sustainable development of housing at the regional level is a fundamentally new approach, based on the principles of rationalization of the intensity of the development of regional sphere of the population's life activity and ensuring the comfort of its habitation as soon as possible
► during the stage of the project concept development and designing it is necessary to think not only about the exploitation characteristics of the object, but also to develop the measures for improving its economic and environmental efficiency
► the increase of the role of the "design" stage for residential "green" building projects is apparent
