Abstract:

The article reviews practical aspects of green construction as tools for implementation of innovative reproduction processes in housing. The specific features of green residential development projects at the territorial and regional levels are analyzed; the main classification criteria of projects are formulated. The experience of implementation of green construction projects is considered from the position of economic, management, and technical development. The scenario approach to implementation of green construction projects is developed. Innovative organizational and economic mechanisms for implementation of such projects are suggested including the mechanism of awarding developers and builders for implementation of innovative and technological solutions during renovation of the existing urban plan and for application of “green standards”. For this purpose, it is suggested to create a network of territorial and regional green construction centers.


Highlights:

► a scientific concept for effective usage of heating and energy sources (HES) and provision for the ecological safety at the territorial and regional levels by companies of investment and construction complexes is suggested due to provision of innovative solutions both during the construction and operation of the real estate objects
► significance of these studies predetermines creation of the new segment of the green real estate market in Russia and formation of a sustainable demand in it
► exceeding of actual criterial indicators — implementation of novelties (innovations) from investments during implementation of sustainable investment and construction projects (Pj) and the key capital production indicator (Zk), that characterizes the effectiveness of capital usage, as well as their production in the result of the increased volume of new green objects took into use — over the project ones allows to speak about the organizational and economic reliability of this ecological project and the perspective of using it in the future as the typical one
