Abstract:

The article touched upon the issues of customization of intra-apartment spaces: the existing methods of adapting apartments to customers' requests were considered, and the architectural and planning features of various housing construction models were identified. The author has developed an applied method of architectural-planning customization of apartments by the users themselves using the planning constructor. For this, all possible zones in a multi-family residential building were structured into various categories and modified in the form of planning modules. The planning constructor allows users to combine modules, collecting apartments into blocks in an infinite number of variations, revealing to the residents almost limitless possibilities for individualizing apartments, while the architect, in this case, acts as a “moderator” and only slightly modifies the results. Architectural planning and design solutions were developed, as well as docking principles for residential buildings of three types: blocked building, gallery, and tower. The principles of creating facades of such buildings are described according to the same principle of the planning constructor; the principle of the location of vertical engineering communications in the house was described. To test the theory, the author has created a prototype of a future online platform with a planning constructor, which vividly illustrates the work of the resulting mechanism.


Highlights:

Modern city dwellers constantly have to make compromises when buying a home and redevelop apartments.
With the model of classical speculative housebuilding, economic and marketing factors always have the most significant influence on the architectural and planning solutions of dwelling houses, while buyers' requests for the customization of intra-apartment spaces do not receive due attention.
Customization of products for a specific customer allows the consumer to express wishes regarding the planning of his apartment at the stage of preparing project documentation or to participate in construction.
All rooms in the apartment can be disassembled into monofunctional zones, structured and modified into several universal planning modules.
With the help of a designed planning constructor, users assemble their apartments in an apartment building by themselves, receiving as a result exactly the space that suits their family without overpaying for redevelopment.
To test the developed theory and planning constructor, a prototype of an online platform was created on the domain www.flatmade.ru.
