Abstract:

The article deals with the activities of a particular homeowners association (HOA) through the prism of the stakeholder approach, the concepts of management by values and their creation. The common stakeholders’ values importance of HOA (Board members and residents) was assessed by objective indicators and content analysis of modern messenger chats. It turned out that the importance of several values among Board members and residents coincides. The obtained significance estimates was translated into points for comparison with the results of S. Schwartz's studies as exemplary. As a result of the comparison, it was found that the values, including coinciding ones, need to be changed by improving the system of considered stakeholders’ relationships. It is necessary to take into account the engines of individual behavior, considered in F. Kotler’s study. Changing the values of the two sides should improve the HOA’s effectiveness.
